We’re known for our long-term investment in and development of GP surgery premises all over the country, but our work to improve community healthcare estate goes far beyond general practice. We’re creating outstanding spaces for services which have traditionally been based in hospitals, releasing space for acute care and – most importantly – helping patients receive more of their care closer to home. …having to put your estate transformation plans on hold due to capital constraints?
…having to focus capital you’ve generated on minimising risk for your estate, rather than investment for the future?
…looking for help to plan within challenging capital expenditure limits?
…juggling short-term operational pressures with planning to achieve your strategic estates vision?
With 35 NHS Trusts already working from our primary care, diagnostic and treatment centre buildings, we understand the challenges of delivering improved patient pathways and services, and the role your estate can play in tackling them. We engage with national partners, local STP and strategic estates groups on emerging capital plans, STP capital allocation and different commercial structures within the current CDEL framework.
…looking for investment, development and disposal solutions for your estate transformation – to improve care pathways through acute, community and primary care services?
…in need of flexible investment options?
…keen for a partner with experience of different commercial structures and experience of delivering with both providers and their estates subsidiary companies?
We’ve worked with trusts to deliver some of the country’s most advanced estate for diagnostics and treatment in the community, as well as innovative estates solutions that are bringing specialist services into modern community facilities.
Whether you need quick decisions on financial solutions for a specific project or a long-term partner to help your strategy across out-of-hospital, community and primary care estate in your area, we can work in partnership to put together the right solution for you.
We offer flexible support around your individual needs on finance terms and types of assets. We can work as sole or
co-investors and can invest our funds quickly through a streamlined internal approvals process.
We can deliver your development strategy or scheme from start to finish, providing full funding, lead all aspects of the consultation and planning processes, take on the risks of development and delivery of your scheme and become the building’s long-term property partner once it’s finished. We’ll work with you on how your buildings look, feel and work for your patients and staff, turning your vision into reality.
With our in-house team, innovative build techniques to cut energy and materials use and specialist supply chain partners, we can put together a bespoke solution to your estates challenges.
…looking for property management support with the specialist skills to look after primary care premises, community health buildings and specialist service centres?
…in need of more capacity to deliver your tactical estates management and strategic vision?
…struggling to keep your estate fit for purpose as services change? Finding it challenging to deliver variations to your estate quickly and simply?
Our in-house team has years of experience of looking after our NHS Trust tenants in primary care premises, community health buildings and specialist service centres. We’re also used to working with a range of estates management options including provider, subsidiary or third party support.
We can complement your team with our experience of transition management, safely and securing moving multiple health tenants from one property to another.
Communication, availability and transparency are key for us and your property lead will visit you regularly to see how things are going, and the team is always at the end of the phone or on email to help with anything you need.
We work to make sure it happens as little as possible, but all buildings have problems from time to time. In healthcare buildings, we know that if issues do occur, they need to be resolved with minimal disruption to your patients and staff. That’s why all of our property management is led by our specialist team.
… for patients and staff: our property developments and asset management improve the experience of patients and staff and 95% of our tenants say they’d consider recommending us to others. We are committed to further improving this and are supporting Patients Association on national research into how patients themselves experience healthcare buildings.
… for our track record: we’ve been a premises partner to the NHS and GPs for 15 years.
… finance: we are a low credit risk financial partner, a constituent of the FTSE 250, holding a Fitch Investment Grade rating of A-. We also recognise that a considered, flexible investment and development programme can have a positive impact on overall financial sustainability.
…for social value: We only invest in healthcare infrastructure. We use our buildings to support local projects and social prescribing initiatives which our tenants tell us improve health for the communities they work in, and our charity partnership with Dementia UK is designed to support one of the fastest-growing patient groups using our buildings.
…for environmental value: Whether it’s innovative build techniques to reduce the impact of construction on the environment, or design and technology to cut energy use and costs for our NHS and GP tenants, we believe the NHS’s buildings should lead the way on sustainability. All our new buildings are designed to achieve BREEAM ‘very good’ or ‘excellent’ ratings.
“The building has been designed with patients firmly in mind and will provide a much better environment.”
“Assura is property partner to our Royal Primary Care sites, which are key to our ambition to grow our GP services. Assura’s expertise assists with our strategic objective to provide the infrastructure for our GPs, coupled with their work to support the Trust’s commercial arm, DSFS on wider estates planning, and is a welcome, long-term, relationship.”
“I have to pinch myself every morning walking into this place because we finally have, in Shrewsbury, a department which is worthy of the patients we treat – in terms of giving them the highest-quality care, in the best facilities that we can possibly supply.”
